This document concerns the suitability of BAY VIEW (BC1) and SEA VIEW (BC118) cottages for those with disabilities.
Both cottages are self-catering, single storey units on a level grassed section of the site. Both are managed by its owners, who live close by and can normally attend within 10-minutes.
A reception and office for the site, which has level access, is approximately 250 metres from the cottage, and during normal working hours staff are happy to assist with emergency needs, although they do not have any special training in dealing with specific requirements.
The site is approximately 4km from the Yarmouth vehicle/passenger ferry, from where taxies are normally available, and is approximately 800m from the nearest bus stop. Vehicular access to the site is practical, although via a single track, newly resurfaced tarmac road, which has speed humps and areas where cars can pass. A 20 mph speed limit is marked, and is also the speed limit on-site.
The site shop offering everyday needs and the launderette are on the same small complex as the office and can be accessed over tarmac with the exception of the last 15 metres which is over a loose shingle car park. The entrance to the shop and launderette can be accessed with a ramp which can be supplied on request.
The cottage can only be reached across grass, and is approximately 40 meters from a tarmac surfaced turning circle for loading/unloading, and 100m from the parking area. The approach therefore can therefore become wet and slippery. Parking for one car is provided at the end of the row of six cottages, where BAY VIEW is at the furthest end, and SEA VIEW three doors in.
Entry to the cottage is via a 10cm step to a sliding UPVC door with a further 10cm cill. All internal doors in SEA VIEW are 75cm, whereas BAY VIEW are the wider 82cm width for wheel chair access.
There are audible smoke (optical), heat, and carbon monoxide alarms.
Both cottages are level within. BAY VIEW has a flat bottomed shower/bath and no grab handles. SEA VIEW has a 90cm quadrant shower with cill height of 20cm. No special facilities, other than those indicated are provided.
Pets are not accepted with the exception of guide dogs. Owners pets however are allowed on-site, and may be encountered. Site rules specify that dogs must be kept on a lead at all times other than where permitted to be off-lead in the gorse field separate from the playing field.
Pedestrian access to the beach is via a footpath from the central car park, a steep slipway, and further steps. Current access to the beach is not suitable for those of limited mobility. Colwell
Bay is a 5-minute drive away with disabled PAYG parking. Although it also does have a slopping slipway it is less acute, making it safe for wheel chairs and push chairs.
BAY VIEW (BC1) and SEA VIEW (BC118) are two bedroom holiday cottages, where the site is managed by Linstone Chine Management Co.Ltd., and the individual cottages owned and managed by Brambles Chine Holidays Ltd., Gloucester cottage, Norton Green, Freshwater. PO40 9RY.
Both cottages are of conventional brick and block construction. BAY VIEW has a polystyrene insulated over concrete , laminate over chipboard topped floor throughout. SEA VIEW is laminate over chipboard and concrete. Internal ceiling and wall surfaces are of non-combustible plasterboard. The party wall is cavity construction, and each side is clad with extra thick 15mm plaster boarding. A fire break is sealed into the loft cavity of the peak roof in BAY VIEW, whereas SEA VIEW has a flat rock wool insulated roof.
Both cottages have a floor area of just under 40 sq m, and their main entrances are in the living room / kitchen via a sliding double glazed door. This is the main unobstructed exit in the event of a fire, and is sited opposite the kitchen area where fire is most likely.
In BAY VIEW an alternative escape route is via inward opening doors in each bedroom, fitted with thumbscrew quick operating locks. Tight access around beds makes this escape route dificult for the elderly or the physically handicapped.
In SEA VIEW an alternative escape route from the twin bedroom is via outward opening doors, fitted with thumbscrew quick operating locks. An alternative escape route from the double bedroom is either via a full height side opening double glazed window, where the bed can be used to gain height prior to exiting. A second alternative is via the lobby between bedrooms, which is protected by a door into the living room (not a fire door).

Each cottage has a fire blanket and fire extinguisher located in the kitchen near to the cooker. Emergency lighting is provided by a hand generator torch which does not require batteries, and is annually tested. As per current regulations each property has inter-linked smoke and heat detectors. A carbon monoxide detector is also fitted and the battery is changed annually. All detectors are tested during the changeover process between let’s.
Soft furnishings in the lounge are compliant with fire and safety regulations.
All portable electrical fittings have current PAT test labels, or have been purchased recently. The gas combi-boiler and gas cooker both have gas safety certificates.
